I've not been to Leamington for quite a while now, but last time I was there it was noticeable that things weren't as busy as they used to be.

But most physical shopping centres seem to be struggling at the moment.

It's a difficult one. People want cheap prices so buy on line, usually after looking at things in physical shops. The shops can't (or won't) reduce their prices to match the on line operators, usually citing rent, rates and staff costs. We've created a multi-headed monster for the retail sector. Watching things play out is quite interesting.
