I think the town centre High Streets have had their day. I was at an 'out of town' shopping centre in Rugby a few weeks back, you couldn't even find parking spaces.

City centres charge you for parking, out of town parking is usually free. Out of town centres are usually more 'shopper friendly' as well.

The councils are reaping as they have sown as regards city centres.
